If you’re like most people you probably have a few questions, and that’s okay! Here are some frequently asked questions we got from our customers. If you don’t find your question here, you can give us a call at 301-264-7739 and we’d be happy to answer.

WHY NOT GO THROUGH A REAL ESTATE AGENT?

Because it tends to be a long and difficult process. One has to first find a good or competent real-estate agent to work with and if it’s your first time, it’s already like trying to sell the land yourself. When you do find one, he or she will present you with tons of paperwork you both have to accomplish, followed by a discussion about the commission of 7 to 10 percent of the sales. That’s a hundred dollars for every thousand-dollars’ worth. How your real-estate agent will do the work is a big gray area. If he/she is good, the sale could close in a matter of weeks. If he/she has a lot to deal with or mediocre at best, you could be looking at months. Months of still having to pay monthly property taxes or how frequent your state sees fit. If the sale pushes through, you might still end up with other costs much like the hidden charges of your mobile phone account. These are composed of closing costs, escrow fees and recording fees etc… What you’re left with is an unsatisfactory amount compared to what you were expecting. With us, it’s straight on cash, no middlemen and no hidden charges.

HOW FAST WILL I GET PAID?

Like we stated, the process will take only a few days. That’s 7 to 14 days from the time you contact us. Once the deal is closed, you will receive your cash.

ANY FEES I NEED TO PAY YOU?

Nothing. We will be in charge of dealing with those costs previously mentioned. You will receive whatever price we agreed on.

WHY DO YOU WANT TO BUY MY LAND?

That’s a great question. As professional real-estate investors, we need to expand our portfolio. The more land we offer our buyers, the better.

WHAT KIND OF LAND DO YOU PURCHASE?

We specialize in the purchase of vacant land without homes all over the US. We are also interested in purchasing urban infill lots, mobile home and RV parks.

I DON'T HAVE THE DEED. WHAT CAN WE DO?

No problem, there’s always a copy somewhere!  We can use our resources to get a copy of the deed from the county the property is located in.

WHAT IF I OWE BACK TAXES ON MY PROPERTY? ARE YOU STILL INTERESTED IN PURCHASING IT?

Yes, we will still purchase the property, as this is a situation we encounter regularly.  If the taxes owed are within reason we will pay them all out of our pocket.  If you owe a lot, we will renegotiate a purchase price with you that makes sense for the both of us.

This is a common situation we encounter with many landowners that sell. It’s something no one want to be saddled with. If the taxes are within reason, we will still purchase your property and we will be the ones to handle those taxes. As per the win-win thing we mentioned, we’ll need to renegotiate the pricing if you owe a lot more.
